Winhomes Warns Against Transacting Business With Alleged Land grabber, Samson Ubuane, One Square Meter

A Real Estate development and consulting firm, Winhomes Global Services Limited, has warned the general public against doing business with the aforementioned forthwith.

Winhomes Global Services Limited are the owners of over 17 hectares of land in the Okun-Ajah area of Lagos known as Winhomes Estate.

A statement from the firm stated that Winhomes purchased 10 hectares from Etisalat Multipurpose Cooperative Society, and the other 7.3 hectares from Adekambi (1.1 hectares) and Agbationika (2.1 hectares) families both of Okun-Ajah extraction and origin, Ooni of Ife and three other families (50 plots), Don Sunny Ezekwere (0.2 hectares), Austin Chuma Ozueorah (0.1 hectares), Femi Adelaja (0.3 hectares), Barr Teslim Adewuyi (0.3 hectares), all in the same location.

The company claimed that it has been in peaceful possession of the subject property for over two years, clearing commenced in January 2021, construction of perimeter fence in February 2021, while sand filling in March 2021.

The company also issued an official disclaimer against one Samson Ubuane and ONE SQMT Limited, purporting to own 25 hectares of land in Okun Ajah and allegedly deceiving unsuspecting public regarding same. 

The statement issued by the company reads, “Winhomes Global Services Limited are the owners of Winhomes Estate, an estate development spanning a little over 17 hectares of land which was purchased as follows: 10 hectares from Etisalat Multipurpose Cooperative Society, and the other 7.3 hectares from the following and as follows; Adekambi (1.1 hectares) and Agbationika (2.1 hectares) families both of Okun Ajah extraction and origin, Ooni of Ife and 3 other families (50 plots), Don Sunny Ezekwere (0.2 hectares), Austin Chuma Ozueorah (0.1 hectares), Femi Adelaja (0.3 hectares), Barr Teslim Adewuyi (0.3 hectares). 

“We have been in peaceful possession of the subject property for over two years. We commenced clearing in January 2021, construction of perimeter fence in February 2021 and sand filling in March 2021. 

“Sometime in August 2021, an agent whose client bought five (5) plots of land from Winhomes Estate called to inform me that someone who owned 200 plots of land close to our estate was interested in selling. We requested for a meeting with the seller and on August 12, 2021 at about 6:00 Pm, Our General Manager met with one Samson Ubuane at his restaurant in 8d, Lai Yusuf Crescent, Lekki Phase 1. 

“He described the location of the property to the General Manager and told him he was interested in selling at N50 million per plot, but he could go a little lower if our interest in the property is serious.

“Our General Manager requested for the title documents, and he asked that we formalize the discussion before he would release the documents. He requested that we send a letter of intent(attached), which was sent on August 13, 2021, to his email address, and on August 14, 2021, he sent a Deed of Assignment via the same email. 

“The Deed of Assignment (attached) showed that he bought the 200 plots from the Agbationika family, and it was executed by himself, one Andrew Archer (witness), and the accredited representatives of the Agbationika family. We put a call through to the Secretary of the Agbationika family and also sent him the document for verification.

 “The family Secretary denied ever sighting or signing that document dismissing it as a ‘forged document’. A closer look at the document also revealed several pointers to the fact that the document was forged. The agent who had attempted to broker the deal was duly informed and also advised to stay away from deals like this that could get him in trouble. I saw this as another failed scam attempt. 

“The land Samson Ubuane attempted to sell to us forms part of the 17 hectares referred to earlier, as Winhomes Estate.In May 2022, we got an invitation to FCIID Abuja, further to a petition that was brought against our Company by ONE SQMT Limited, whose MD claimed we stole his land and are currently working on it. 

“The invitation was honoured by the General Manager, who was shocked to find out that the same Samson Ubuane who had failed almost a year ago in his attempt to defraud Winhomes Global Services Limited is the same petitioner claiming that Winhomes had stolen his land. The only difference this time is the deed of assignment he holds, which he claimed to have obtained from another family–Olukosi Family, referring to the Certificate of Occupancy (CofO) issued by Lagos state government in 2006, with file number 69/69/2006AC and was revoked by a judgement of Justice Atinuke Ipaye in 2017 in a suit LD/169/2012 filed before the Lagos State High Court, Ikeja judicial division.”

The statement further alleged that “Samson Ubuane now has two different Deeds of Assignment from two different families for the exact same portion of land. We have on countless occasions intercepted his agents on our property with unsuspecting prospective clients on inspection, and on every such occasion, we have exposed the fraudulent scheme. Only recently, a prospect whose friend is based in Canada asked to go inspection the property being marketed to him by Samson Ubuane was met with shock when our general manager sighted them from afar approached the man and exposed their shenanigans. 

“The agent upon sighting our General Manager took to his heels, abandoning the “client” he took on inspection. We have also intercepted a fraudulent provisional survey plan with Samson Ubuane’s names boldly written on it, claiming over 25 hectares of land belong to him. 

“This is to notify the public that Samson Ubuane is in no way connected to Winhomes Global Services Limited, the owners of Winhomes Estate, and therefore is not authorized to sell an inch of the afore-mentioned property. Whoever transacts with him or any of his cronies does so at his or her own risk, as the company will not take liability for losses suffered through such dealings.

“We are in full possession of the subject property, and our staff and security are available 100 percent of the time to answer any enquiry. This matter has been reported to the appropriate authorities, and investigations are currently ongoing. Samson Ubuane, who after several invitations has failed to show up, is currently believed to be on the run. Whoever has useful information on his whereabouts will be rewarded handsomely by Winhomes Global Services Limited.”
